About Harry Makkar
I don’t broker deals. I build relationships that outlast them.
Harry didn’t come to industrial real estate from a real estate background. He came from managing logistics and distribution at Bell - Canada’s largest telecommunications company - and from building Zonado.com, one of Canada’s largest commercial real estate marketplaces, from the ground up. Those two experiences gave him something most brokers cannot replicate: the operational fluency to tell you whether a building actually works for your business, and the off-market access that comes from running the platform other brokers search.
Today Harry represents both sides of the table - landlords who want their assets working harder, and occupiers who need the right space to take their next step. His active mandate book spans over 500,000 sq ft across the GTA, with clients ranging from local operators to international businesses entering Canada.

The Background Behind the Brokerage
Chapter 1
Before Brokering Real Estate, I Was Operating In It
Right after graduating with first class honours from Canada’s most selective business school - the Smith School of Business at Queen’s University - Harry was recruited to manage logistics and distribution at Canada’s largest telecom. It was hands-on operational work: clear height, dock count, power supply, highway access - learned from inside a building, not from a brochure.
That experience changed how he thinks about industrial space. It also showed him that the way businesses search for that space was broken - slow, opaque, and disconnected from how operations actually make decisions. That gap became the foundation for everything that followed.
Chapter 2
I Built the Platform Other Brokers Search
Harry taught himself to code and built Zonado.com with the support of angel investors. Within two years of launching, it was serving over 150,000 Canadian users annually - one of Canada’s largest commercial real estate marketplaces, built without external funding and scaled through relentless product iteration.
Building that platform gave Harry a real-time window into what is actually available across the GTA - both listed and off-market. That visibility does not disappear when he walks into a client negotiation. It is the reason tenants and buyers he represents see opportunities before they reach the open market.
Chapter 3
Why I Joined Colliers
Moving to institutional brokerage was a deliberate decision. Colliers International - Canada’s largest commercial real estate firm - gives Harry access to research infrastructure, legal support, a global network across 70 countries, and the institutional marketing reach that closes complex mandates. Harry brings Colliers the Zonado platform, operational credibility, and a work ethic that earned him the Hustler of the Year award in his first year.
Not a participation trophy. It was recognition of unrelenting output and creativity in a firm that had seen plenty of first-year brokers. The current book reflects the combination: 500,000+ sq ft of active listings and $250M+ in for-sale properties, spanning GTA industrial across every major corridor.
